![]() The Committee functions with a detailed plan of operations and reviews plans for all new construction and exterior upgrades. The Architectural Review Committee meets as required to review all construction plans awaiting approval, ensure consistency in the plan approval process and to coordinate or conduct inspections of ongoing construction to ensure that all is going according to the approved plans. This includes granting plan approval for new home and accessory building construction as well as for all exterior remodeling, upgrading, painting, fence/boundary hedge construction or any other exterior work that changes the appearance of an already constructed building. The Bay Colony Property Owners Association - Architectural Review Committee (BCPOA-ARC), or "ARC" is the organization vested with the responsibility for issuing, and ensuring adherence to the rules and regulations for construction in the community. The by-laws of the Bay Colony Property Owners Association require that an architectural committee be established to "approve plans and specifications of structures to be built in the subdivision". ![]() The Covenants contain the full itemization of all restrictions and construction rules specific to Bay Colony. Homes built in Bay Colony must not only conform to the Sussex County Building Code but also to the rules and regulations specified in the Restrictive Covenants, Conditions and Remedial Clauses for Bay Colony Subdivision, Baltimore Hundred, Sussex County, Delaware, and amendments thereto.
